THE GREEN DEAL SCHEME

As of Autumn 2012, the government will be launching a multi billion pound scheme called The Green Deal. The Green Deal has been described as the 'Biggest home improvement programme since World War II'.

What this means, is that under the Green Deal, homeowners, private tenants, landlords and businesses can undergo energy efficient home improvements without having to spend any money upfront. The Green Deal Scheme is to enable energy efficiency improvements such as cavity wall insulation, loft insulation, solid wall insulation, condensing boilers, floor insulation, draught proofing, energy efficient glazing and doors, electric storage heaters, solar heat panels, photovoltaic PV panels, ground source heat pumps to be installed.

You will not be credit checked or means tested so the Green Deal is open to literally everybody.

A Green Deal assessor or advisor will be instructed by us to visit your property (on your approval of course), and they will carry out a Green Deal assessment. On this assessment they will advise and recommend energy efficient improvements to be carried out to improve your efficiency rating and save you money on your energy bill. Once this has been approved by the Green Deal finance team you can then instruct a Green Deal accredited installer to carry out the work. The installer is then paid by the Green Deal finance institution.

Too good to be true?

Well it does seem to be doesn't it? The money does have to be paid back of course, so it's not as good as initially sounds. BUT, the cost will be spread over a period of up to 25 years. Yes, that's up to 25 years.

Homeowners will simply pay the entire sum off in instalments via their electricity bill, an electricity bill that will need to be paid anyway. And all this over a time period of up to 25 years. ALL the benefits of a warmer, enviromentally friendly home with ZERO up front cost.

The Green Deal is designed so that the money you pay back is what you would have paid on your fuel bills had you not had these efficiency measures installed, so in fact you bills will be the same as they are now but you would have had up to £10,000 worth of home improvements done to your property.

Just imagine, all the home improvements we would all dearly love to do to improve our homes but haven't the funds to complete. The windows in the house are desperately in need of updating, the boiler is ten years old, in the winter you can physically feel the draughts in the house, all things you want to do, (let's rephrase that shall we?) All the things you NEED to do but finances won't allow.

The Green Deal will enable us all to get our homes to a standard we didn't think possible without having to fork out thousands up front. Have a look around your house and think of all the improvements that could be done. Improvements that you thought you would never be able to do. The Green Deal Scheme will finance this.

The Green Deal kicker is that repaying your Green Deal finance will not cost you anymore than you are already paying out already.

There is something called the Green Deal Golden Rule. This means that the money you save on your electricity bill through having a Green Deal installation will be more than the cost of the installation over a set period of time 10,15 perhaps, or even 25 years.

For arguments sake, let's say you are advised by your Green Deal advisor that you would save £400 a year on your fuel bill by having replacement windows and doors and the cost of having this done is £4000. Your electricity bill stays the same as always at your current monthly rate but each year £400 a year comes off your Green Deal finance until it's paid off.

So, you get brand new looking house and with nothing extra paid out.

In fact:

You would have paid it anyway

If we had access to unlimited funds, if banks were lending or we hadn't missed a couple of payments, then these are the improvements we would do to our house. The Green Deal will lend to us, there is NO credit check, all you need is to be the homeowner, or have permission from your landlord and you can get the ball rolling straight away.

Landlords Green Deal

This is the perfect way to get your home up to scratch without incurring any costs. By having the Green Deal to finance your work, your tenants get a beautiful energy efficient home you get all the home improvements needed and the electricity bill payer carries on with the same monthly payments they are used to. This is what the term 'No Brainer' was invented for.

If you decide to move after having a Green Deal improvement work, then the finance stays with the property. You do NOT take the debt with you to your new property. The new owners or tenants carry on with the payments through the electricity bill.
